The $2.9 million proposal by North Sydney company, RG Property Ten Pty Ltd is for the intersection of the highway and Plunkett Street in Nowra.

It will also be bordered by Haigh Avenue.

Council has approved the partial demolition of existing structures, alterations to an existing building and construction of a BP service station including a convenience store and a McDonalds food and drink premises, car parking, signage and associated works.

The proposal will also include an Autobarn (motoring business) bulky goods premises.

The McDonald’s outlet would have drive through facilities and on site seating for 36 patrons, as well as 69 car parks which includes one disabled space, two long vehicles/trailers spaces and five motorbike spaces.

The service station would feature four bowsers, a fuel canopy and a 200 square metre convenience store as well as loading/service area.

There would be modifications and consolidation to the existing vehicle access points in Haigh Avenue and Plunkett Street.

It is proposed to construct a new vehicle exit/entry point on Plunkett Street as far away from the Princes Highway as possible.

The existing driveways on Plunkett Street would be made redundant, while there would only be an entry/exit point at the southern end of Haigh Avenue.

It is envisaged the petrol delivery tanker would enter the complex from Plunkett Street and exit on Haigh Avenue.

The current site is has been used for commercial purposes however a number of buildings on the site are currently vacant.

The total area is 5,583 square metres and currently houses a shed facing Plunkett Street, a car dealership, a mechanical workshop and a building containing two independent bulky goods premises.

Minor cut and filling would be undertaken throughout the site to provide and almost level hardstand, while the existing bulky goods building would be reduced from 1,547 square metres to 840 square metres.

It is envisaged the work would be carried out in two stages.

It is proposed the service station and McDonald’s would both have a 24-hour trading hours, with acoustic monitoring by a qualified specialist finding the proposal would be able to meet the sleep disturbance criteria at the nearest residential dwellings to the east and west.

A detailed traffic report found the existing road network would be able to cater for the additional traffic, however the applicant has proposed as part of the Voluntary Planning Agreement, the payment of $100,000 as a contribution towards the upgrade of the Princes Highway/Plunkett Street intersection.

Council currently has the planning document on display and is seeking submissions.
