After a unanimous vote of confidence from its members, Eden Fishermen's Club is preparing to present Bega Valley Shire Council with a development application for the new residential estate within the next month.

A spokesperson from the Fishermen's Club said the project had been extensively presented and discussed to council over the course of the past 18 months.

"The nature of the project has also been presented to the joint regional planning authority and openly supports the BVSC Local Environment Plan objectives for increased seniors living supply for the local government area."

The Fishermen's Club said it had spent "decades" discussing and attempting to develop a portion of the Eden Gardens Country Club for the residential development.

If given the go ahead, development company Lincoln Place will be appointed to undertake the development.

The club forecast the overall project would take five years to complete.

"Much of the project work will be locally sub-contracted with housing construction, civil works and associated trades all being sourced from the South Coast region," the spokesperson said.

Club chief executive Andrew Terry said the project was expected to invest in excess of $48million into the region.

"The residential sub-division project estimated costs are set to be $7m; lifestyle community project costs at $38.5m; and a further $2m capital investment into the Eden Country Club and surrounding golf course.

"At least 50 full time jobs will be created along with a new residential community comprising up to 250 new residents on the site. This would secure the long term future of the Eden Gardens Country Club and beyond."

According to Mr Terry, the majority of the "new" residents will already be living in the Bega Valley.

"All indications are that the majority of new residents will already be living within the Bega Valley catchment area and would mainly be people seeking to downsize."

"Given Eden's and the Far South Coast's traditional tourist base, we expected strong interest to come from Victoria, southern Riverina NSW and the ACT as traditional holiday makers enter semi or permanent phase of retirement," the spokesperson said.

BVSC was unable to make comment until the DA had been formally lodged.

"This is, and has been, an exciting and difficult journey for the board and members of the club for many years," Mr Terry said, noting that extensive legal, financial and market research had been undertaken to ensure the development partner and the project as a whole was both viable and sustainable.

"Our living lifestyle proposal will be unique to the South Coast region and of the highest standard in affordable and social living standards with immediate access to the extensive sporting and social facilities already on site."
